I've been in that area. It's beautiful. There are a lot of scrubby little islands for sale cheap. Problem is that they're mostly mangrove swamp and have no fresh water. So your lifestyle expectations should be modest. Most already come with squatters, so you won't have to bring your own.

Yarmouth has a maritime climate which isn't too different from Portland or Boston. Sure it's cold but they don't get a lot of snow. The summers are nice. As for warmth in the house, that's why you've got a woman (or a couple of dogs!).
