This is done in conjunction with your SAI/prov. visa and about $5 MMcop if you konw what i mean......" I now that right now the local SAI goverment is not giving visa permits so, Is 5MM the price to "get it" the fastest way? Is the local visa the only requirement for non-colombian citizens to buy property? What about buying a house to be used only for vacation purposes. Any info about it would be appreciatte.

Also at the Anillo Vial you can find small townhouses. The Campestre golf course is just minutes away. In my opinion the town of Florida itself is not attractive for living. In this district are two of the most important Clinics of Colombia, Fundacion Cardivascular and FOSCAL. What I mean with day care is a private home where they provide a room, the meal, and medical assistance. They also provide leisure activities and this kind of things. Nursery home as Desi said, is a person who works from 9 to 5 and go to your home to take care of the person. There are companies that provides this service. You can transfer funds to Colombia and later If you didn't have an income with that money, take it out without paying any tax. For example. You made a downpayment for a house, and then you regret of buying, you can take your money out without any tax. Gators' "...You will have to file Declaration No. 5 to report incoming funds. If the funds are remaining in Colombia you have no further reporting responsibilities for the importations of your dollars. However, if at a latter date you have a need to sell the property and repatriate, the funds will be taxed at a 46% rate..." Declaration No. 5 is filed automatically by banks if you don´t want to repatriate the funds. The form that you have to be sure is filed in at the local bank is the No. 4, if you want to take your money out in the future. When you sell the property, you'll be tax for the difference between the buying and selling price. I'm not sure where the 46% comes from. Gators' "...If you have used Form 4 and 11 for the foreign investment you will be able to repatriate the funds without the 46% government tax. You can purchase a house or apartment with this method.." Forms 4 and 11 as he says is the right way to registered the foreign investment, but as I said you'll have to pay tax just for the difference between the buying and selling price. If we look the national figures unemployment rate increased in June 0,6 from 10.5 % last year to 11.1%. in spite of an economic growth in the first quarter of 8%, the highest in the last 30 years as you say. That’s what economist says it’s a paradox . Economic growth without employment. For my job what I do is to track unemployment rate in urban cities, because this is an indicator that can explain real estate market behavior. And in the major 13 Colombian cities this rate decrease from 12,5% to 11,7% Bucaramanga has the lowest unemployment rate with 9,3% Cucuta 10,4% Bogota 10,8% Cali 11,2% Medellin 12,3% And the highers Cartagena 14,6% Ibague 15,4% Long term financing rate for housing had been stable, even as you said, the Central bank increased it in 0.25 basis points in July. I don’t think they ‘ll keep on it raising it in the short term, because what they care is that inflation rate can fall to less than 4%, and I think is a reasonably goal for this year. I’m still believe that people who buy real estate today (and maybe six months from now ) can expect a good value increasing for two more years. But after that, as is happening in the U.S, prices will have to adjust. This is a typical cycle we always have in the real estate market. So, this is the time of “fat cows�. They usually assign “Auxiliares de enfermeria� and charge around cop$500.000 a month (US$250). A professional nurse, that’s the one with a 5 years of studies and a university degree, can charge about $1.500.000 (US$750). There are also private day care houses that can cost about COP$2’000.000 (US$1.000) a month. I think it's better to hire a nurse through a company that doing it directly. It's just my opinion. Maybe persons like fermech had a bad experience. But to say that "real state agents in Colombia are full of games and tricks", is totally unfair and makes an sterotype of a normal business activity. I repeat, you don't have to "marry" with only one real estate agent. The most important is to be informed about the local market. It's important to narrow your location according to your preferences ( near work, residential areas, etc) to avoid wasting your time looking apartments in areas that you wouldn't like.
