Zoltar Suites - Update #3

Greetings again !

I just won an online auction of a very nice (and GIANT!) painting. It will be displayed in the " Kabuki Suite " soon (I hope!) The painting its 16x32 inch EACH PANEL (total of 3) for the toal size of 48 inch by 96 inch !

Here I have posted a SAMPLE on how the suite will LOOK LIKE !
The furniture are almost similar, with similar taste in the decor.

P.S. the bedroom will be black with steel accents, black nightstands, abstract painting on top of the bedroom. The entire suite its painted white.

going by the info given, are you sure that your mathematics regarding the dimensions is correct?
My English maths would estimate 48inches by 32, depending on whether the photo distorts the image! Are you sure that you have quoted the correct panel dimensions? But relative to the sofa, it may be correct?
If you are correct, it will be too big for the rooml, unless it is situated in the National Gallery!
Jokes aside, a decent painting and far better than a cheapo reproduction!

As for the grammar, in Zoltar's case English may be his 3rd or 4th language so I think we can live with such errors.
Regarding more serious things, it would seem that Zoltar has been spending a fortune on this enterprise and has thought of a lot of good details. What are your rates Zoltar, not for me personally but from time to time my wife and I know people who visit Medellin, that require decent accommodation at sensible prices and I am sure that you will not mind a recommendation or two.
How good were your subcontractors, because having carried out a refurbishment on our house, we have had various experiences both good and bad. Did you need to watch their every movement because we found that left to their own initiatives, they could be quite dangerous in terms of making big mistakes that could create more work than anticipated: quite nerve-wracking.
The place is looking good and I hope you do well. I bet you will make a killing during the major events in Medellin and next year we have the South American Games, when this part of the city will be flooded with people!

Ouch... I hate to be the grammarian here, but when you want to correct someone it's good to get it right yourself. Furniture most definitely is NOT plural ("the furniture ARE heavy" - i don't think you'd ever say that!), it is a collective noun that is never used in it's plural form (e.g. luggage, money, etc..)

On an earlier post Zoltar said 1 million pesos per month. Draw your own conclusions. Don't know about daily or weekly rates.

Kenblanquito : Yes, I speak 5 languages, sorry if sometimes I make errors ! :) The rates are the following : one day= 100mil pesos; one week = 500mil pesos; one month = 1million pesos

In regards of sub-contractors I have to follow EVERY MOVE they made, I even have to write on the wall where I want the outlets and I "draw" for them the outline of it :)

I do NOT know when the website will be ready since I have NO tie whatsoever to work on it ! I am at the place from 7.30am until 7pm

On a monthly basis, I think the rates are pretty decent, like 33K COP per day is excellent.
Your daily rates are a bit heavy but I suppose it is understandable due to the extra work in cleaning/reorganizing the room for the next guest.
I am not so sure about the logic of charging 500K for a week; proportionally it seems expensive and I would certainly think about reducing that-my opinion only-and what do I know? It is just that if it is your intention to keep the place as occupied as possible, that could prove to be off-putting to some.
Have you ever researched the average time that visitors spend in Medellin? I would think that many would stay for 1-2 weeks for business/special events/exhibitions etc and that could prove to be your best marketing opportunity: of course I may be wrong, just trying to help a fellow foreigner to think things through, no more and no less!
Your command of 5 languages is a great asset in this city and it will certainly help tourists who may not be able to speak Spanish; they would therefore feel more comfortable in your environment for a short-stay than in many others. I would have done a few years ago anyway!

I am not sure if you really appreciated my comments or not but I will assume that you took them the correct way: I am not a person who enjoys giving negative unconstructive critisism, hopefully only that which may be of help.
In terms of your weekly rates, it really depends on your projected overheads but I would think that remaining reasonably well occupied, rather than having frequently empty rooms, would be one priority. Also, what is the local competition like in terms of rates and comforts provided? Personally, I would potentially prefer to stay in your type of place rather than a boring hotel where you pay over the odds for services that you do not require.
OK, back to the rates. Monthly, 33K per day. Daily, 100K per day. Weekly say 50K per day. That way, you may be able to obtain some of the better-off "back-packer" types who are put off by hotel prices but would prefer more independence and privacy at a reasonable sum. You would still make 1517K per calendar month per room and probably fill it more regularly. What do you think? It all depends what your expectations are of average monthly income and overheads to support the establishment.
With the number of enquiries that are posted on this site regarding short-term accommodation in Medellin, I would expect you to do pretty well with your enterprise; particularly if your rates are very competitive!
