Update on furnished apartment rents in Medellin

I was talking to a friend and it appears that furnished apartment rents have gone down a bit in Medellin. He had actually just found an apartment with internet and washing machine in Laureles for 1.4 Million pesos per month all inclusive. he will be staying in Medellin for one month.

How about we list one month rents for furnished apartments with internet in good areas in Medellin that are between 1 Million and 1.5 Million pesos per month. Laureles would probably be the best area for safe, good and cheaper rents.

Just a crazy idea.

Perhaps you could cost out a typical rental in Colombia for us. If you know the costs to the owner, you can figure out from that what the offer price should be.

Remember to include:
- base value as a long term rental w/ guaranteed monthly income
- property taxes per month
- conjunto administration per month
- utilities estrato 5/6 including cable and internet
- furniture upkeep, depreciation and amortisation
- cleaning costs, initial and final
- compensation for time dedicated to dealing with customer
- possible finders commission paid and/or advertising costs
- management agent commission
- allowance for periods vacant in between rentals

morphus and Gringo Spy... while I thank you for your sentiments (I wish we can find great aparyments for 500,000 pesos a month), the reality is different...

Just so we ALL can cooperate, I was talking about a "one month" only rent (not 2,3 nor 6 months)... for a FULLY FURNISHED 2 bedroom apartment in a SAFE area (estrato 4-5) with ALL the utilities included INCLUDING high speed banda ancha, hot water, 24 doorman, washing machine, electricity etc...

I tend to much prefer Laureles and other lower estrato areas (4-5) rather than the obnoxious El Poblado (estrato 6) where I always ended up staying...

So... How about we list one month rents for furnished apartments with internet in good areas in Medellin that are between 500.000 pesos and 1.5 Million pesos per month.

If I had a fully furnished 2bedroom apartement with doorman and all utilities including high speed internet, I would definitely not rent it for less than a million a month.

I have a very nice 3 bedroom 6th floor apartment unfurnished, with security and swimming pool in Envigado which I pay about $850,000 pesos for. I have another roughly $200,000 in electric, internet, and phone costs.

I have not had one incident that would lead me to believe that another neighborhood would be safer.

There's a HUGE difference between renting an apartment unfurnished with a years lease, cosigners, etc. and renting a furnished apartment for a month.

There is also a huge difference when it come to furnishings. 'Furnished' will often mean stuffed with all the old, second-hand rustic or antique furniture from the Colombian owner.
