Selling Condo in Poblado Medellin

I am selling my condo in Poblado Medellin. It is a three bedroom/three bath, 17th floor with fantastic view of the city from a large balcony. I purchased it preconstruction and have only been in it since September. It is fully furnished with all new furniture from Mansion Deco, washer and dryer, large Sony LCD t.v., frig with ice maker. It is located across the street from Mall Verona which is a up the hill from Mall Viscaya (minutes from Parque Lleras). Asking price is $110,000 dollars. Here in the U.S..... we can access a file on a computer called 'comparable values'. In it we can find what the last apartments or homes sold for to determine the price range in a neighborhood or in a building. Forgive me if this is elementary for all you real estate experts, but is there such information in Colombia.....like for the apartment above?

Why? Love Medellin but am getting married here on the 20th and we are planning on moving to Florida into a house that Im redoing there so we wont need a place anymore in Medellin as we will stay with my inlaws whenever we visit in the future. As far as the other persons question, I arrived at the price based on what I paid for the place and all that I have done to it and have in it. Additionally , I spoke to two different realtors here in Medellin. Have a nice Sunday.

Advice for anyone buying real estate in Colombia I´m not saying Gatorgt is asking high, maybe he´s high, low or just right....

but if you are serious about a buying property down here..you love it, it´s perfect, have to have it, you´re paying 100% cash and get the wire sent this week! calm down first and pay a real estate office that has an avaluador (appraiser) the $350.000 more or less and get a full apraisal (usually like a 30 page report!) so you know exactly the size, past sales in the area or even the gated community if it´s one of those, property taxes paid, pictures, concerns or obvious flaws in the structure, and above all an expert´s suggested value that will help you know if the price is too high and that you may be getting taken to the cleaners. Once you have the report, don´t show it to the owner but if you´re paying 100% cash, take 30% off the apprasial price and offer that in cash to start. They just might take it. Worst case, show him the report and you should be able to get 5 to 10% off the apprasial price for cash. Because you´ll see when you want to sell, you´ll eventually get offers, but in the likes of 20% cash and the rest in goats, bananas, refrigerators, coffee, 3 legged horses, a 1994 suzuki 80cc moto with a bad carb, and 2 1999 computers running windows 98-pirated. Cash is much more attractive.

Even better, go and see 20 properties before buying yours. Put anything on an excel sheet, sqm., price, administration, taxes (impuesto predial), location, money to renew, age of building, anything.
You'll be able to record price per sqm. for a certain area, certain size (bigger apartments cost less per sqm.), how prices change with age, etc.
After seeing 20 - 30 apartments, then you'll be confident and when you like something, you'll just go for it, fast. Good apartments proposed at good price go away fast. I've seen properties sold in three days in El Poblado.
