Rosales Bogota (NICE/SAFE)?

I am looking at purchasing a lil 1 bedroom apartment in rosales on this trip, is this a good area? How far is this area from Zona rosa in a taxi? Would this be a good location to be around the night life and things to do in bogota? Thanks for all input

It´s 2 minutes in taxi, the only catch its passing the 7 avenue. You only have two choices, take 72 from west to east, and been patience. Or walk. If you walk, it´s a 5 minutes walk. Pretty safe area. Just avoid séptima con 72 at morning. (2:00 am to 4:00 am, or if you want to get waisted a cab from any place in zona rosa to rosales cost 7.000 COP TOPS (3.5 dollars)). . . Visit "el castillo del mono jaramillo". It´s a castle in the middle of bogotá, with bridges, and things. (everybody knows where is it, just ask) Not too big but nice to see. Almost free the entrance. (last time I was there, it´s like 1.000 COP or half a dollar)

For a regular colombian, it´s a expensive place to live. Most of things are overpriced. The STRATO (just a colombian division for paying taxes, and water, food and gas. . .) it´s mostly 4 (that means you have to pay "the normal fee". But if you will buy a real state near to the mountains, that´s 5 strato, even 6.(The most expensive one is 6. The lowest is 1)

Food are overpriced too. You´ll see a lot of restaurants but that´s for real state executives and bank guys. And some others are just school joints only selling pizza (trhree big universities are in that area. And more not that big like UNITEC).

One of the best FASHION stores are in 63 whit 7. The store´s name is KAFTAN. Colombian young designers made like three unique outfits, then re-design totally different things. I have two backpacks and I know for sure that´s the only two in the world.

Remenber to visit GRANAHORARR mall, and culture stuff in la universidad PEDAGOGICA NACIONAL (Little brother from UNIVERSIDAD NACIONAL DE COLOMBIA, THE BEST IN COLOMBIA)

If you wanna buy imported-overpriced stuff go to EL RETIRO mall. There are ATLANTIS and ANDNO´S malls too. Good to see things, but not so interesting.

Before purshasing you ougt to look for long time ownership, as Gator said it is estrato 6, not only utilities are expensive but management fees as well.

A second option would be Chahinero alto, it might add 5 minutes in distance but property and everything else will be cheaper. Well and about safety, it is so relative.

A good location would be something more central, like Salitre, J Vargas, Pablo IV, Bogotá is so big and with activities all over the city that staying in the side will demand more trasnsportation an time therefore.

The main roads in Bogotá are Autopista Norte, Calle 80, NQS or carrera 30, Avenida el Dorado, Avenida 68. There are many places to look for in any strategic point.

Los Rosales is near the mountain by Circunvalar, a little be away.

My dad has a flat in 76 con 5, a couple of blocks away from Club El Nogal, walking to parque 93 and Zona Rosa is a breeze, everything is close bu the area itself is very residential. Highly reccomended...In regards to maintenance fees, Webmanco is right, they're high.

My only criticism of Rosales is that parts of it are pretty cut off by La 7. Beautiful views and apartments up there but much of it is not a walking neighborhood.

If you're looking at real estate in that demographic you should also look at Chico, Parque la Cabrera, and the area between Parque de las 93 and the Zona Rosa.

Just and airhead would think that THATS THE ONLY PLACES YOU WILL FIND. The crepe´s and waffles near to the british council building, its pretty much in the middle of pricing food, and has an excelent service. But for everyday meal. . . no way. Too much for any COLOMBIAN. (The ones who get at at 5;00 am to be on time at 7:00 am study or working, and doesn´t appear in Uribe´s crazy stats).

I am not sure as to how easy it would be to find a 1 bedroom apaprtment in that area. Most flats are family flats...Personally, I wouldnt buy a flat right now, prices have never been higher in Bogota, I definitely wouldnt pay 4 million pesos per squared meter. I have the feeling itll go down in about 3 years.

Cerealkiller, I agree with you. I believe real estate prices are due for a correction in the next couple years in Bogota. Construction has been going full speed for a while now. Demand has been there from people moving to the city from rural areas, plus Colombians in the exterior sending money to buy property here (not to mention a lot of money laundering.) But the demand wont continue. If the level of safety continues to improve outside the major cities, and the military gains more ground in controlling regions, less people will be interested in living in the cities.

If you have to commute long distance through Bogota traffic that seems like a difficult trade-off. I've seen some nice little communities outside of Bogota, though, that would be great if you wanted the country life and didn't have to be in the city much.

My wife is currently in Bogotá but I haven't been down in a while. Thought the prices would eventually moderate but don't yet have any evidence. Certainly would like to purchase an apartment in your general area! I have seen some very nice ones.

Don't be afraid to low ball on an initial offer. Of course there are one bedroom and 60/70m2 for much less. Take a look her and start off much lower than asking. Even though my Spanish is very good I send Mrs. Gator on the initial scouting expidition to avoid any hint of a "gringo" price.

I haven't been watching prices closely. But it seems like units are sitting on the market longer lately. That can be a sign of a switch to a buyer's market and eventual softening of prices. Same thing happened in the US.
