Need affordable apartment in Medellin for month

Hi everyone.
Does anyone know of any affordable apartments for rent in Medellin? Hotels are way too expensive for one month and I prefer a nice apartment, one bedroom with high speed internet, in fairly close proximity to Poblado. I do not know what the going rate for an apartment in Medellin is but maybe some of you can help? Some websites advertise apartments for over US$1,000 a month which I think is way too much. Security deposits also seem unreasonable for some apartments and somehow I do not trust I will get that cash back when I check out. I do not require maid service, many amenities nor anything fancy just very clean in a decent neighborhood. Thanks for any advice. Great web site, PBH!

Affordable apartment? You have to arrive in Medellin first. Stay in a hotel for a couple of days. Look in the phone book or El Colombiano for "apartamentos amoblados". If you're lucky you will find the apartment I stay at accross from Parque Poblado for $400 a month :)

It's good advice if it works.............and it could very well work.............however if it does'nt, the downside is you spend more than a few nights in a hotel...........running around looking at shitty places in the $800 to $1500 price range......................

$400 for a short term rental around Poblado is a steal...................you will need a lot of luck to find another like that............

You could end up paying around $1000 after spending several hundred more in hotels and guides and taxis..............not to mention the frustration of not knowing how long it's going to take to find a place...................

Getting a reasonable deal quickly can be done.....if you're lucky.............Personally, I like the idea of having something arranged before coming.........there is a lot to be said for the peace of mind and the convienience of getting into a taxi at the airport and going straight to an apt..........throwing down the bags and going for a beer...............................however......everybody is different................good luck.........

Even if you do not want to make a reservation, you may want to contact an agency and try to have them show you three or four apartments on your arrival.

I used to have the phone numbers of some good brokers but I lost my old cell phone. I know one of them advertises in El Colombiano or in the Yellow Pages.

I can find one between $400-$700 no problem. The one accross from Parque Poblado is a Aparta-Studio in the large brick building was $400. The lady that rents it out seems desperate.

Living here, I do not think I can find one.

Anyway, it is very simple to find out a right figure.
Normally, a place go rented for 8% gross per year of the value, long term. Short term and furnished it would easily be 15%, that is 1,25% per month. You have to consider 300.000 for the utilities. And, for a penthouse, at least 400.000 for the administration.

So 3.000.000 - 300.000 - 400.000 = 2.300.000, which represent the 1,25% of an apartment that costs 184 millions, which is not the price of a penthouse right now in El Poblado.

For 1500 USD, you'll look into a nice, not new, apartment, 150 m2, paid utilities, paid administration.

Are you flexible on the internet requirement? I went to a leading Medellin agency, who manage about 150 properties for furnished rental. They only had one apartment available at that moment that had internet.

Most proprieters you talk to in El Colombiano say they can get internet connected if you need it. But it's hard to be 100% sure that will happen on the exact dates you want.

For what it's worth, I was in Medellin and rang everyone in El Colombiano and scoured all internet links, looking for a one bedroom with high-speed internet on 10 days notice. There were only a few available, the cheapest was 1.5 million plus 10% agency fee. And the internet was only 300/128kbps, not exactly high speed. If you want more details about the agency, PM me. I paid 1 month security deposit to the agency and got it back, no problem.

There is a place in parque lleras apartastudio advertised last week in El Colombiano (Sunday 7th.) that was 600K a month ($310 USD) - however they might have been looking for a long term. BUT there are so many apartments for rent in Poblado it will make your head spin. It's easy to find places that are in 800K or 400USD a month.

GoGopher, there are many people who have invested in real estate over the past three years. They have purchased apartments in Poblado with the hopes of renting them to pay the mortgage or to make money if they purchased with cash up front. Every week there are at least 40 apartments fpr rent in Poblado in the Clasified Section of El Colombiano.

If you want I can give you numbers and leads next Sunday.

You can stay at a hostal for a few days and stay in a private room with a private bathroom for 280K a week ($150) or $600 USD a month - with High Speed Internet, Skype and all that other stuff right in the heart of Poblado. The BlackSheep is pretty mellow.

Actually, if you own a good apartment, it is not hard at all to find a client and rent it in El Poblado. The smaller, the easier.

I rented a fairly nice apt some time ago in Poblado..................nice location....nice building.....
I say fairly nice because the apt itself was very sparsley furnished...........with the cheapest crap available...............old TV..........uncomfortable sofa...........bare walls....etc etc.......internet.....but very slow..............no spare linen.......two small towels...........

It was however, the best one I had seen out of several I had visited............it was a nice size.........as soon as I walked in the door I said....I'll take it..............because, although not great........at least you could walk without bouncing off the walls............

Let say it has a cheap administration, 100k and you only spend 250k on utilities (Internet and TV only is 75.000).
Let's imagine it costed 10 millions to furnish it.
Let's imagine that the owner is REALLY, but really desperate and only want to make 0,67% on it per month, gross, renting short term.
That would lead to 887.000 COP!
Does it exist in real world?... maybe one or two in all El Poblado.
...
Now I am sure that someone has a long term contract, maybe an old one, for something better than this.

Well, it can be: incredibly enough, there is a bad small old barrio just in front of El Tesoro, where they cannot build a condo because of the big fault line.
You go there and for a moment you think you're in a comuna up on the hill. There are maybe twenty of those kind of houses.
A good friend of mine, a real estate agent, was renting for a couple of years, long term, utilities not included, a one room apartment in an house there for 500mil pesos, and it was just two months ago.
You can exit your apartment and buy what they call here "tripi" just out of your door.

Once again gogopher, forget those prices.

Anyway, I visited the site and could not find what you wrote... nor a link to it.

Visit the website, follow the link that they advertise to http://www.sublet.com/area_rentals/SouthAmerica/Medellin_Rentals.asp and find out some real prices.
