I have a question. I am planning to buy an apartment in Bogota. Now I am checking how I can pay it. I own real estate in my home country. How do I buy it? I can get a mortgage from my bank in my home country (2,5% each year). So for 300k USD I have to pay 7500 USD back. Or is it cheaper and is it possible to get a mortgage from a Colombian bank as a foreigner? I have cedula de extranjeria. How much is the tax on a mortgage. I want to buy an apartment
for 250k USD.... What is the better solution?

I assume you mean the tax on the apartment at the time of purchase you pay 1% and the seller pays 1%,the seller will try to pressure you into saying you should put less amount on the sale price to save money on these tax's,I insisted that I wanted the actually price I paid but he kept going on saying everyone does it,in the end he had no choice the last thing I need is this coming back on me,no thanks.

Forget mortgages here; interest rates rediculously high, like 15% or more!
Better off downgrading your property in the US, cash will get you a better price.
As roccatanshi says, ensure the deeds show the real price paid because otherwise when/if you try to move the money out of the country again, there will be an enormous paper profit and you will get clobbered with taxes.
The downside of that is that you will pay more, unless you are buying something new, when you cut out the vendor trying to cheat on his taxes.
If you use US Dollars, it will have to be registered with the Bank of the Republic, so you will subsequently need to justify it later. If you intend to stay here forever, I suppose it does not really matter.
Be careful! Best to get a reputable lawyer involved: expensive but you may save much more in the long run.
get a heloc (2nd mortgage) on your house in your home country and pay cash in colombia but make sure you due tour due dilgence so you do not get robbed when u pay the owner of the house......title work taxes etc
How difficult is it to obtain a mortgage in Colombia? For example in purchasing a home for 100K USD and putting 50K USD down would one have any problems securing a mortgage?

that apartment is real colombia? Why not spending 450.000.000 to one of your carities and with 50 millon you buy a apartment in Ciudad Bolivar and you can live in the real Colombia? You are not so stupid like me to live in a better place.

It is a pretty sensible place to live in my opinion, you are paying less than 2 million per sq m for a big space without paying the premiums of a new build or faceless places in the north of the city.
Plaza 39 next door, universidad javeriana spitting distance, Carulla at 47 Exito at 32, you don't get a much bigger garden than parque nacional. Ciclovia on sundays and festivos outside your front door, Macarena close by and centro internacional.

OK johnny, I admit that I do not know enough about Bogota but in the UK, would you live close to a petrochemical works because I know that I would not!
In this country, where safety standards are not like the UK, I would say risky. Also, where would Chavez dump the first bomb?
