Medellin, Poblado Apartments-Average Realty Prices

Colombia real estate is always a hot topic on PBH with some posters saying: BUY NOW, as others warn: RENT FIRST, then buy when the prices drop.

While personal convictions on what to do remain strong, there seems to be little in the way of actual price comparisons and year-to-year trends.

My conclusion is as it has been for the last couple of years. If you want a brand new apartment in Colombia, you'll need to pay a premium, just like buying a brand new car.

Also, buying an under construction apartment can have some risk, in case the building is never finished.

I'm going with Rent First, then buy a used place when the prices drop.

I spent Semana Santa in MDE. Saw some nice apartments(2 bed, 2 bath) in Niquia for 35 million.

Not too much risk in buying I think that buying in Medellin now would be a good time, due to the fact it´s a growin city and their is great demand for a nice apartment. However, I think it depends on if you plan to live or invest. If you plan to live here then a nice apartment will cost you, but if you plan on investing then dón´t expect the double digits in your investment.

Personally El Poblado Overbuilding-Prices will Drop www.elcolombiano.com and the El Colombiano Newspaper has some great listings to buy..My opinion prices will drop due to overbuilding in El Poblado over Christmas and New Years there are many apartments for rent and one agency is desparate to fill empty apartments. Found some great deals for rent which I will be doing for 6 months probably in Belen due to the traffic issues in El Poblado. Anyways wanted to give my 2 cents on El Poblado..that I think there overbuilding..and prices will drop to fill apartments..

Back in Miami working.. Will be in Medellin January 25th to finally get into an apartment..
