50% surcharge is definitely what any respectable Colombian agency considers when promoting your apartment in the Colombian market. Long term rental.
The 800,000 pesos apartment would go for 1,200,000.

If you do not believe it, try to call RamonH or Santa Maria & Associados. They have a vast inventory of "apartamentos amueblados".

Short term would be higher.

You could actually expect 6-7% net ROI from your investment in an apartment (without the appreciation) in Medellin. More for the furnished part (furniture are depreciating items).

That's mainly because of higher interest rates here and that's why the prices of properties are getting higher here. Typical of a developing country.
There will come a day when you'll get 2-3% per year on the value of an apartment, interest rates will be at 6% for buying a property and the price per m2 will be comparable to the one in Europe.

I was just trying to explain why you get a better rent on an apartment in Colombia than in UK.
Colombia is still a risky market.
Look at your apartment: a one room apartment in Laureles would probably cost around 80 millions and you pay 800,000 for renting it. That's an hell of a return. Frankly, it looks like you're paying a gringo price for it.

Again about the car: I am sure that those are the right figures of a new Mazda CX 7. I don't have a car like that but a 93 Toyota. But if I had that car, I wouldn't rent it for 2,000,000. As you can see from the maintenance and buying price, I would be loosing money.
If well managed, in Colombia 110,000,000 should give you at least 15% per year. For example buying an apartment like yours. Do not forget that inflation this year would be probably near to 10%.

Tejas, that mazda is a SUV. Or am I wrong?

Things could turn any way at any time here, that´s why it´s risky(not stupid) to make investments here. Happily, things are looking good for the future but i´m very sceptical on the figures you have.

I don´t know how much my apartment is worth but i would def say it´s more than 80 million, probably double. I looked at apartments until i was sick and it wasn´t bad for value for what it has.



Seeing what i have seen for 500 million, you wouldn´t get 5.5 million a month unless you were renting to gringos on a day/weekly basis.

I was in Medellin this past weekend and looked at a finca north of the city that I liked very much. 6BR house with pool on 3 hectares and a million dollar view of the valley north of the city....$400,000,000 asking price. It is currently being used as a party rental....$150usd/day. Appears to be a similar percentage return as those listed above...IF you can keep it rented. Also, I am sure it can be bought for less than asking. (anyone can tell I'm a gringo from 100 yards away, so it was a gringo asking price.)

So, the question is...what is the curve for real estate prices as you get farther from the city...or is there one? I can't imagine rural property commanding the same prices as Poblado.

Paul, compared with your apartment, unfurnished and without utilities, it would be 3,3 million a month, asking price. Pretty normal in my book.

Since Robi was making a point of percentages, I was trying to determine if the percentages changed by location...especially as you get out of the city. I liked the finca above Girardota, but I'm still looking around Guatape, too. It would be nice to have a little elbow room, but that is out of the question in Poblado...at least on my retirement income.

So if you rent a car in Medellin and I have priced it ..you would end up paying off the car for the rental agency .. remember this car comes with insurance and all the paper work done ...wait till you pay the registration fee and all the other costs with a car ... a car like in Medellin will set you back about 3 million a month.....sorry those are the numbers ...remeber to add in all the running costs not just the purchase price...

paul - you have to analyze each factor in and of itself. property aside, the cost factor here for some things is pretty outrageous, including cars, furniture, etc.

Paul, again, it is not fair to throw out a value like that. 5.3 million is the asking price with furniture and utilities paid. 3.3 million is a more representative value of the rent.

PS Admitting a real value of 500 million. Take a calculator and try to apply the same % I did to your apartment and you'll see it.

Now, you pay a rent of 800,000, then your apartment should be worth around 120,000.
Now a one bedroom apartment in Laureles is pretty well sold for 120,000. By the way, I'd bet your apartment is more near to 60 m2 and not 90m2 (that would be a common size for a one room modern apartment). But I could be wrong.
FIRST thing you should look when you buy or rent an apartment to decide if the price is right is how big it is.

I don't know about that. I do not give moral judgement on something you can define with a calculator and a little on field research.

I think I have great views and it is unique in some ways in the way I had it designed different and had floor plans changed. Anyway after everything is said and done I gross about 7.5% on my purchase price. Now I do pay administration and that eats into it a bit and I guess maybe it is a net of 6.5%. However I am sure if I looked I and negoiated I could have gotten the same basic location cheaper so 8% is not unreasonable as I really just walked in an bought it and really didn't have time or desire to negoiate.

paul - you are also analyzing the high end market with this example. i can cuss mcmansions full of custom, high dollar furniture all day long back in the USA. that does not mean i am in the market to buy (or lease) one. the properties on the affordable end of the spectrum will always make more sense.

* if i had millions of dollars stashed in the bank and i were running on $15,000 - 20,000 interest per month, i would not be sweating $4600 per month. it would be a solution for me. by the way, i am not that guy ;)

You can buy something in Colombia or have your money in the US CD market.

Giving 20,000,000 at 4% in one year in Colombia, it is like donating 1,200,000 (assuming 10% inflation this year): maybe someone could start with it (donating 1,200,000).
