Laureles - 33 Nightlife Area / Property

Just a question for the long term Medellin foreigners - what do you think of the above area investment wise (longer term). I have heard that it may have some potential based on the following reasons:

- The 33 nightlife area has apparently undergone a revamp and is now much more up market - is this accurate?
- The prices are a lot less cost wise than Poblado.
- People are starting to look at moving back to this area due to the cost in ie Poblado.
- The city is promoting the area and aiming to have it compete somewhat with Poblado.

The above are just things I have heard. Appreciate comments from people / thoughts on this area to live / invest in.

You might be on to something there. There are a lot of colleges in the area and I have always thought it was a really nice part of town. I will have to check out 33 tonight.

I dont know how much of a revamp it had, but in addition to typical fondas and run down taverns, there are now more newer on the cusp of high-end cafes and lounges. They are redoing curbs and sidewalks througout the main drags all over the city. I like it quite a bit but strictly investment wise Im not sure as many parts of laureles can be just as high as Poblado. I like the neighborhood feel of it and I personally like flat vs. hills of Poblado. Are you talking a business? Commercial property? Residential property?

I don't know much about la 33, but la 70 and la 80 are quite nice. It is hard to beat Estadio on one end of la 70 and UPB on the other end. I am no expert, but it seems that many estrato 5 and 6 properties have already appreciated. You might find a deal in estrato 4. I did.

I own 2 properties in the general area and love it.

laureles is a great place to live or do business.

i have property in both el poblado and laureles and believe me i spend most of my time in laureles.

Sprigmace - it was for investment for rental property. I guess for more capital appreciation than the the foreign rental as most gringos like to be near to poblado; although that may change.

I thought that the new places were on par price wise with poblado but old places were much cheaper.

bickerss, I believe Poblado is where your money would work better and stay safer in case of an economy downturn.
Do not even consider the "foreigner factor" in Medellin. It is not existent. And, if one day the foreign presence will be noticeable, Poblado is where you'll have the greatest appreciation.

Now, I am not talking about what one may like or not or what you may want for living.

They are building a new tower in front of Oviedo. Ready in the first three months of 2010.
A 56 m2 studio is around 200 millions, depending on which floor. The highest available is at floor 15. The tower is 25 floors and they sold all the higher floors in just three months.
It seems a lot of money now. But it was the same two years ago with half of the price. And with this kind of property (fancy, top location, very small) you just cannot go wrong.

About your observation:

There is an house being sold right now in San Lucas. Around 350 m2, 400 m2 lote, to renew, estrato 5. I think you could have it for 350 millions.
Perfect for living, but not easy to resell or to lease.

Buying second hand in Laureles gives a lower entry cost and therefore (fr IMO) hedge a little against the possible loss of peso value? I have looked at many many of the new constructions from envigado to San Diego, and I think they are quite costly for 1600 usd a sq metre on average.

Nightlife is much improved on 33........there are a load of new bars/clubs/modern lounge type places. There is activity here during the week-days that you don't get in Poblado.

Prices......yes, you get what you pay.......Laureles is rising faster than Poblado.

More and more people are moving here. You will not see " for rent" or " for sale " lasting very long.

The city has already done a huge amount of work here. All the pavements have been beautifully re-done. Plants, shrubs, park-benches, new trees and new street lighting.

The city are giving various business incentives here. Among them, is a programme to give zero tax for the next 15 years, for people to open parking lots.

Laureles is pretty much on flat ground. There are beautifull streets to walk around. The lack of hills here, has contributed to the air quality being much better than in the rest of the city.

It's much nicer than Poblado, I would just urge everyone to stay the f*** away.

I think that, whatever they do, the 33 will never compete with El Poblado. Another league, Poblado is so much classier. They do one thing there (new roads, parks, trees), they do 10 in El Poblado.
Ask where the rich people live... there is a reason.

The air is ten times better up on the hill in El Poblado than in Laureles. But, it has not anything to do with investment, anyway.

But, Ray, I can really be wrong. I was just giving my impression. And it is nice that you like it there, so we don't have to meet often. :P

By the way, on a more serious note, I met Ray's mother this afternoon and had a nice hour of talking with her. Nice, nice lady! It is so nice to hear what people say about Medellin after getting here.

But, I always say that if you want more security, than you buy the best or what is considered the best.
If you want to risk and look for a bigger reward, you buy what you like and think will be appreciated one day.

The 33 is a nice part of the city. Like grimace and Ray, I appreciate it being flat and walkable. It has more "soul" than Poblado.

I guess you could say some of the bars have gone upmarket, but it was starting from a pretty low base. I don't think the nightlife will ever reach extreme heights... it will always be a collection of smaller bars that are kind of niche. Many of them fun, in their own way. It will never host the kind of drive-up megaclubs like Mangos.

One possible appreciation play is to buy a house, with a view to eventually letting it be knocked down and develop, say, 10 apartments. There is a steady stream of new apartment construction in Laureles and Conquistadores, and new supply of sites will have to come from somewhere.

Bickerss, PM me if you want to compare notes. I'm currently planning to buy in that area, and will be looking at properties next week.

Laureles is right there with el poblado. Now if your a foreigner who wants to live in Medellin your probably better off in el poblado.

Laureles has some areas that have the same el poblado has to offer.

lastly, call me crazy but i have more fun sometimes in la 33 than in el parque lleras.

El Poblado is without a doubt a great neighborhood, but it is a very sterile enviroment.

Itagui, too close to the familia, too close for comfort. I need to get away, be on my own sometimes. I've stayed in El Poblado on each of my trips, spent most of my time in Itagui, but whever I needed to get away, I excused myself and departed, not always to my hotel, but it gave me the option I needed to get away.

AND.... Laureles has everything I need within walking distance, short drive to Itagui.

Laureles, the best of both worlds...................

Ray and me just came from eating at "Salvatore Crispino" on the Transversal primera.
I just drove him home, just to be sure nothing would happen to him... after he saw that Canadian blood on the pavement of the 33 in front of the brothel, he is very prudent.

Salvatore said that Tomtom went eating there twice lately. He described him as a big guy with lots of hair, so it must be him... :)

It could be where we will have the next PBH meeting... Laureles.

For appreciation (or at least no depreciation) maybe its almost too late but Lomas de Los Bernal not far from Laureles has some gorgeous Pobladoesque apartments in the low to mid 100 millones range. But If functionality is your game, and you want cheap spectacular full city views and dont mind Steeeeeep hills, Rodeo Alto has new construction unidad cerradas in the 60-70 millones. EZ to la 80 over by Guayabal (youre at the aguacatala bridge in 5 minutes from home) and quick to la Mota and unfortunatley Belen Rincon but although theres bus youll need a car as no stores near there and be prepared to replace the clutch every 2 years (but that should only cost you around $260 mil!).

It's a beautifull pool.......the gym and sauna etc are sort of under it..........beautifull landscaped gardens with walkways under the trees........little sitting areas with a few artifical waterfalls...........quiet, peacefull...............the pictures don't really give a proper sense of the views.....they are stunning...........
