Good morning everyone. Could someone who has a house in Chia or any place strato 5 o 6 which are the annual taxes? My sister has a house in strato 4 and she said she almost had to sell the house to be able to pay the taxes..!! Is she exaggerating? We would probably buy something in the $250,000,000 -$300,000,000 COP, sort of 150,000 USD. Would appreciate someone letting me about the impuesto predial.
Many thanks,

ColombiaBoard says on Jun 8, 2005, 07:02: Property Taxes Yes, that´s an exaggeration, the yearly property tax is about (this varies depending not only on the strata (2,3,4,5,6) but also on the city, they all have different property tax rates, so, it would be something between 10 per THOUSANDTH (not percent) and 15 per THOUSANDTH, that is, 15/1000 of the net value of the property. The net value is not the price you paid for it but the price that it´s in the government´s database, usually lower that the price you paid for the property.

I don't even know how much I paid but last year I paid around 700 000 Col. pesos and I didn't think it was expensive at all. In Cali you get to pay around March for the whole year with a discount, after that it gets more expensive every month. I am not sure of the taxation value of my house, only that it's strata 5.
