How to rent out your Cali house

Just place an ad in the newspaper stating "House in Santa Monica for rent. 4 bedrooms, pool. 2.5 million" Then, when people call, invite them over.

Don't bother removing the bags of garbage from the floor. Never mind the fact that the toilets leak, the faucets drip, the pool is pea green, the showers have no shower heads, the shelves are missing from the closets and kitchen cabinets and the water heater was disconnected and sold long ago. Also, it's OK that you removed the curtains and light fixtures and the place really needs painting. The new tenants should take care of all that stuff. It's also OK to use one or two of the bedrooms for personal storage. Just put your stuff in there and lock the door.

If the people checking out the house mention any of these things, just give them a blank stare.
