I'm a Colombian that has lived most of my life in the US, although I do get to visit about every other year, and lately the urge to return to Colombia permanently has been getting stronger. In the meantime I'm interested in buying some property there (more preciselly a small finca outside of Cali or Pereira)and my question is, what are the usual requirements as far as what percantage the down payment normally is and the term of the loan in years. I do have a realestate lawyer that I will be working with there, as well as a realtor, but would like to be a little less ignorant when asking any questions, so any help would be greatly appreciated. By the way, I've been reading the posts on this site for the last couple of weeks and they confirm that the legendary Colombian humor and irreverence are alive and well. thanks in advance for any info.

My family used to go there regularly when I was young and I have very fond memories.

I probably wouldn't buy in Pavas or La Cumbre area because going there I would have to pass Yumbo and I always feel ill at ease in Yumbo, even if it's not dangerous. I wouldn't, definitely, buy a finca in Candelaria or Florida or Jamundí, Valle at this time or anywhere in Cauca. I was just back in Colombia a couple of month's ago and looked at some fincas in Dapa, but thought the area somewhat too urbanised for my tastes nowadays. I do like the carretera al mar area and agree with you regarding up to kilometro 30. I would be intersted in seeing the properties your friend is showing. Also if she has anything in Quindio/Risaralda. If she could send me pics, locations and asking prices, I would be gratefull. I will be back there for Xmas, maybe I can contact her/him. I've been to Cali with her several times now and we're looking at starting a business in the area. We are looking for a finca outside of Cali (so I thought this the most appropriate thread to throw my 2 cents into). I am very interested in hearing more about interest rates, down payments, insurance, utilities, etc. Any thoughts or information would be very helpful. We plan on going back in October this year to see her family again.

I also understand tha La Calera outside of Bogota is similar. I would like something with some land maybe a hectare or more and the ability to build a few other cabins to possible make into vacation rentals, also looking for a condo in a beach area cartagena or elsewhere.
