Here is one of the reasons why apartment owners don`t want to sublet.

THE REASON WHY LANDLORDS DON`T WANT TO RENT IS:

I was told yesterday by the manger of one building at El Poblado that they don't like it when the owners sublet to other people, because of the parade of "strange women" coming in and out late at night and the "Ladies" hang around at the porteria, demanding to get paid and yelling and making commotion!

jejjeje that happens lot of the time in the hotels, I remember a wellknown speaker that we brought to Colombia to give a speech... one night he brought a lady to the hotel .... and when that "lady" tried to cross the front desk the manager said that she was not allowed to enter the room, she was trying to look normal but at the end. The guy (manager) called our coordinator to explain what was happening at 3 in the morning!!! Of course the thing was solved after a 30 minute call, where the speaker was explaining how important she was for him that night... at the end the poor guy slept alone... jejeje

Last year I was talking with a person at this building that lived across from someone that rented to foreigners by the week or month, and once 3 guys the renters, where having parties until 3:am and 4:am, my friend kept on telling then to please be quit, that he had to go to work in the mornig, and they would respond: "hey we are paying here".
They will call the infamous "prepagos"and if they did not like them they would threw them out!, and call new ones, and these women would hang around the porteria yelling and fighting and demanding to get paid. I think you get the picture!!!

I don't think it's the girls in your room that is the problem. From what I read above it's rather the girls in the lobby, hall, entrance, in front of the building, at the gate fighting and screaming because they didn't get paid that is the problem.

Good comments....there are lots of reasons, the utilities stay in the owners name, they don't like high electric or phone...some things can be kept under control , some cant...if you have a very nice place....and you rent to some gringo..he's got girls in and out..it draws attention. Owners don't like lots of strange people, especially if their place is very nice...then if they have a fight and the cops show up, looking around at a nice place...draws questions. Basically not worth the hastle in most cases.

As a owner, I do not see the problem.
I use an agency, they do their work for a fee and are responsible for the rent, the apartment and things in it.
That's why they are so strict with documents and do not rent out to anyone.
It would be difficult for a gringo to rent, but that's the idea.

And anyway, gringos would whine about the "gringo price" of my apartment, which is in fact just a normal market price for a Colombian.

This ruins it for the nice guys that want to bring an nice girl "for coffee". You have to be considerate to the neighbors, they have to go to work in the morning, they are not on vacation!. Unless you rent a huge house or a finca you can`t be loud, otherwise you make it difficult to have an owner of an apt in a nice neighborhood renting to party animals!

what about also the problem with prepagos that steal things out of apartments? if you had nice furnishings in your apt would you want to rent it out to a coked up sex tourist that is gonna bring prepagos there that might drug him or rob things out of the place? What if there are guys like the ones aforementioned who just keep calling prepagos there, rejecting them, and calling more? Most girls take a cancellation fee, and if you just keep messing around and wasting their time the pimps may show up to get their fee. Sounds like a nightmare for landlords having those types of people hanging around a building. That's what love motels are for. You don't shit where you eat.

Yeah, if you're getting into the apt. rental biz, try to set it up like a kindergartener is renting it. ;) Best to not furnish with expensive breakable stuff and lots of knick knacks. And the bedspreads should be the basic or love motel kind, nothing fancy. :0))
