75 sq. meters (approx. 807 sq. ft.), 2 bedrooms, 2 baths (1 bathtub, 1 shower), 1 double bed, 1 single bed, large living/dining area, fully equipped kitchen, 2 closets, cable tv, broadband internet connection, unlimited local calls. Accomodates max. 4 people. Located in El Poblado close to Transversal Inferior, minimall within walking distance. 5 minutes by taxi to Parque Lleras. Price: $2,000,000/month

Thats kind of expensive or I am out of touch..Paying 815000 for a two bedroom right up the street from Hotel Belfort in Castropol..Two Bedrooms Two Full Baths plus utilities/internet/cable...Total: 1091041COP..I did have to buy my own furniture which I wanted anyways, a fridge, and lavadora.. 10 minute walk to Parque Llares or Parque Poblado. I was paying 780,000 for the same apartment a year ago but they raised the rent by that damn percentage they allow. Really thinking of moving on July 25th..out of Poblado(Castropol) to a lower estrada..

I'd say more like 2x or more for the vast majority of places I've seen. Though that should include absolutely everything AND be available for a short term lease.

I saw apartments (only partially furnished though) that were three times that size for the same money earlier this year, in a stellar building right in the heart of Poblado.

Was I simply lucky having a trusted, smart Colombian do all the leg work - or is this yet another post with gringo pricing?

The problem with those smallish apartment is that you never know how to calculate the price or rent.

A good monthly rent would be the 0.8% of the price of the apartment including administration (1.2% if furnished).
Based on this, that apartment is 125 millions, more than 3,5 millions per m2, which is obviously a lot even if the price is new.

As reference, they are selling new studio-apartments in the best location in El Poblado for around 4 millions per m2, but including garage. That apartment is not in El Poblado.
