You are doing something that's is illegal in Colombia. Deposits for lease agreements are prohibited in Colombia by laws. The law also forbids landlords from requesting liens to secure payment of tenant’s contractual obligations, by Law 820 of 2003, L.546/Dec. 23 of 1999, Law 56 of 1985, articles 1974 and following of the Colombian Civil Code.

En los contratos de arrendamiento de inmuebles urbanos no se podrá exigir depósito en dinero efectivo y otra clase de cauciones reales, para garantizar el cumplimiento de las obligaciones que conforme a dichos contratos haya asumido el arrendamiento.
