arthur brode says on May 6, 2008, 08:08: Rubi, iam not moving.it is not my apartment.if it was my apartment it would not be for sale.the apartment is a good investment opportunity because it stays rented year round.and it is the only apartment for sale in this building that is on a high floor. http://www.calirentals.net/ |

Robert Jorge says on May 6, 2008, 09:23: If it is such a good opportunity, why do the owners want to sell? I am not necessarily doubting you, but I am naturally cautious and skepticle. I mean, rented year round already .... why sell? I did some quick numbers: For a US expat to own the place, with financing coming from a home equity loan here in the US, it would cost around $700 USD per month including admin, etc. That means to break even, the place would have to be rented for 1,250,000 cop per month, on average, 12 months a year.

arthur brode says on May 6, 2008, 10:26: R.J. since the apartment has been up for rent it has pretty much stayed rented steady.it has been disocupied since the 27th of April. but i already have reservations with deposits for this month and next month.and i had two opportunities to rent it out for 6 months straight but the deals did not go through.there is demand for the unit.people like to rent it because its on a high floor, has a pool,internet/vonage and because it is in Barrio Granada.we rent it short-term for 3 million pesos per month(everything included) long term stays are negotiable and 150,000 pesos per night.you can view the pics on my website.it is the first apartment on the page "Granada VIP" http://www.calirentals.net/ http://www.calirentals.net/ |

bufalo says on May 7, 2008, 05:47: Yeah, I'd say cash only. From what I gather (probably wrong to a point) you couldn't even get a loan in the states for a place in Colombia. "If you don't like it - lump it, take it down the road and dump it." - Archie Bunker played by Carroll O'Connor |

arthur brode says on May 7, 2008, 06:10: That much rent for an apartastudio????? http://www.calirentals.net/ |

bufalo says on May 7, 2008, 07:41: does seem a biiiiiiiit high, but then again I don't like rents much. I paid $100 USD for the same in Montevideo so I ama bit spoiled. "If you don't like it - lump it, take it down the road and dump it." - Archie Bunker played by Carroll O'Connor |

robi666 says on May 7, 2008, 16:54: A "luxury" (not top) three rooms furnished apartment would be around 5-6 or even 7 millions per month plus utilities. Long term rent. And the agency would not let you have it even if you pay six months in advance. "I am a citizen of the most beautiful nation on earth. Buongone says on May 7, 2008, 23:36: Cali-Medellin. Two completely different birds. Hard to rent a place in Cali. You need connections. They are out there, but takes alot of research. Seems like AB is right on with his rentals. IMHO
arthur brode says on May 8, 2008, 13:58: Thanks Buongone, plus you get more for your money in Medellin.nicer rental units for less than what they go for here in Cali.and that goes for property value as well.trying to find a furnished Penthouse in Cali for rent is not easy! http://www.calirentals.net/ |
tomtom33 says on May 8, 2008, 15:08: That seems somewhat oxymoronic to me. Compared to Medellín, Cali is an economic basket case. Yet the property values are higher in Cali?
robi666 says on May 8, 2008, 15:27: Maybe he is saying that properties are generally better built and maintained in Medellin. "I am a citizen of the most beautiful nation on earth. A nation whose laws are harsh yet simple, a nation that never cheats, which is immense and without borders, where life is lived in the present." |
Frank Rizzo says on May 8, 2008, 15:30: From my experience, it all depends on what you're looking for. If you're talking buying at the highest levels of both cities...it's very comparable. Except, you can buy with land and a bit more safety in medellin.
billyb says on May 8, 2008, 15:41: Cali is not a basket case compared to medellin economically, what makes it seem a basket case is the public infrastructure, since the damned politicians steal all the tax revenue. Highend private projects in Cali, specialy in the wests die, are sprouting like mushrooms.
tomtom33 says on May 8, 2008, 16:15: If Cali's problems have nothing to do with economics, what is the reason? Politicians steal in every city and in every country for that matter.
billyb says on May 8, 2008, 16:56: It is the public infrastructure that is in a shambles and you really can't compare fajardo in medellin and penalosa, mockus and the others in bogota to the world class thieves they've had in cali the last several years.
arthur brode says on May 8, 2008, 17:54: dont ask me why,it is just the way it is.it doesnt make any sense to me either why Rentals/Properties are more expensive in Cali than in Medellin http://www.calirentals.net/ |
Frank Rizzo says on May 8, 2008, 19:36: Art, you may very well be right...i've got no idea about rental prices....I've only rented 1 time in Colombia and it was from a friend for 6 months, as a favor. (i was talking about purchase prices being very equal.)
arthur brode says on May 8, 2008, 19:44: frankie, sorry brah.but you are wrong:)the square meter overall(estrato 1-6) is higher in Cali than Medellin http://www.calirentals.net/ |
Frank Rizzo says on May 8, 2008, 19:56: Hi Art...you've been to one of my homes...and medellin is larger and in the same type of area (estrato)....i did pay basically the same per meter for both......one is a house with land...gated area..the other is an apto... so no se...that was in 2005..
arthur brode says on May 8, 2008, 20:02: yeah, but that place in Medellin dont count.they practically gave that house to you. http://www.calirentals.net/ |
robi666 says on May 8, 2008, 20:03: You made me curious... :) "I am a citizen of the most beautiful nation on earth. A nation whose laws are harsh yet simple, a nation that never cheats, which is immense and without borders, where life is lived in the present." |
