English School for Sale

English school in Laureles for sale. I’ve received a couple of job offers and will be returning to the states in a couple of months. I am selling the school and all assets. The school is located in Laureles on calle 35 just south of the Don Quijote glorieta. This is a great part of town, with everything close. It has everything Poblado has but doesn’t cost as much.

The school currently has 40 students, and brings in about 2,500,000 per month. I just started the school in October, but have all the financial spreadsheets to show profit and costs. Besides the extensive advertising I have done, I’m also starting to get quite a few referalls from friends of students, so there is definitely room to increase the number of students.

The house is a little over 1500 sqft. With 3 bedrooms, 2 full bathrooms, living room, dining room, kitchen, 2 car garage, and washroom. It is fully furnished. I would rather sell everything as a package deal, but will sell separately if I don’t receive legitimate offers. Furnishings include: 29� flat screen tv, queen size bed and mattress only 4 months old, dining room set, living room set, microwave, fridge, stove/oven, washing machine, all dishes, cordless phone with answering machine.

School assets include:
3 sets of English books (Interchange, Standout, Everyday English)
13 CDs of conversation lessons
Desktop computer (monitor is new, tower is 4 yrs. old but works great with all office software)
15 levels worth of workbooks, vocabulary, and activities
List of 192 people that have called to express interest in classes
List of 4000 emails of people in Medellin collected from the website
Hundreds of printed lessons
15,000 unused flyers
2� by 1.5� multicolor advertisement in 2008 yellow pages
Year long subscription ad in paginas amarillas.com

Asking price is negotiable depending on whether you want everything inside the house or just the school. It will probably come down to the highest bid standing in the month of March. For bidding, keep in mind: actual students paying 2.5 million now, full year yellow pages ad cost 4 million, database of 192 interested people that have called within the last 3 months (from radio advertising), plus all other assets and advertising.

The place next door is asking 1,400,000 for rent. I will probably ask 1,150,000 per month. The garage can also be used for a small store, as it is right on calle 35 just sourth of the ochenta.

I pay the other professor 15,000 per hour. The contract is for prestacion de servicios, hence no social sec. or bonus. I'm paying 225,000 in utilities for high speed internet, cable, elec. and water. The yellow pages advertising is paid, so it is an asset, as mentioned above.

As for your other phony expenses, whether you pay visa renewals or a daily maid has nothing to do with the business side of the offer now does it.

That's really great that you made those contacts. It's something that I would like to do but only with 3 or 4 students to a class. As you stated above that's how you make good money.

Don't believe his chit folks. I know the guy. But I do agree with him. Buyer beware. ALWAYS. Look, its a good deal for someone who wants a good business and decent (verifiable) income. But anyone interested obviously needs to do there own analysis to see if it works for them.

It's a quality school, and I'd put my students up against any other school any day of the week and twice on Sunday.

Vic, as mentioned I will probably go with the higher bidder standing around the end of March or April. I've taught in a few of the other schools here in Medellin and plan on offering the school to some of my teacher friends as well. A six-month rental contract, the lowest I could accept, for the house would save me the trouble of finding a tenant but not compensate me for the value of the school. Discounting the school's assets and income for a present value with conservative numbers gives you a value of at least 5,000,000.

I've never heard of someone not being able to switch from a business visa to another visa. Come to think of it, never heard of DAS hassling someone for more info on a business visa (not that I have a whole lot of experience...).

Are you sure your lawyer is not just looking for complications to bill you extra? Not sure what kind of relationship you have with the lawyer, so don't take that the wrong way if he/she is trustworthy. There are some Colombian lawyers who would do that kind of shit without a second thought.

I've also got to think about the students as well. I can't just sell the place to someone and screw the students. I've got a couple of offers from teacher friends to rent the place and cash out some of the assets, but am looking for a better deal.

I use the Stand Out series of books, but I've got copies of the Interchange and Everyday English series for the students to study outside of class. These I would have to keep to sell with the school.

However, I do have 157 lessons (grammar, people and places, everyday dialogues, etc) in PDF format and 38 audio lessons that I could sell.

sent you an email. I've got the teacher's edition to the first interchange book but not the cd's. I don't usually use them in class, but just have them for the students to study outside of class for another perspective. There are a few places close to the school that you could make copies.
