buying in medellin

hi everyone! i would like to know other peoples opinions on where to buy in medellin. i have been there 3 times in the last year and looked at different places in different neighborhoods. i dont plan on living there year round now but do plan on living there 6 months a year when i retire(10-14 years). i dont want poblado.i want cheaper taxes/fees etc. i was thinking laureles and sabaneta. your thoughts/input would be greatly appreciated.

Been living here in Laureles bordering Belen for just over 2 months now, early days I know but loving the area , feels safe even at night up til about 9 or 10 , quiet and chilled out walking around ,although am always aware. Believe Belen strato 4 , Laureles 5 for bills....

Laureles gets my vote as does Sabaneta but if you choose the latter I would suggest that you act fairly quickly because that could see a price boom.

Sabaneta is more traditional and more like living with the real people.
Poblado OK to party. If you like that sort of party. As far as living there past an age of 30, depends what you want I suppose

Most of the best Colombians do not live in El Poblado; wealth does not mean quality of person. Unless you cannot be bothered with people who cannot share your possible great quality expensive lifestyle. I know decent people there but the majority of the people that I would call "good" either cannot afford to live there or choose not to live there. Do you know where the majority of the wealth of the place was derived historically?

I first saw Medellin in the year 2000 and part of the "tour" with wifey involved El Poblado. I think she just wanted to see it again after being out of the country for a number of years. Obviously a rich area but she did not like what it had become; from a village environment like Envigado/Sabaneta had been born an area of endless shopping malls financed by dirty money owned by the dispicable people who had brought terror to the streets of the whole of Medellin. Full of fake people with money (not talking about foreigners) without education and plastic bimbos tagging behind their rich husbands.
We too started living here 3 years ago in Barrio Boston; real "common" people that were genuinely friendly without hidden innuendos. Apart from the noise/pollution levels, enjoyed it there and even though we have moved on, I still have fond memories of the area and often return there to take advantage of the non inflated prices of just about anything.
Back to Poblado; full of Colombian people on ego-trips who like to be seen living there and they do not give a secong thought to their Colombian brothers and sisters who live the real life of struggle to survive: they are welcome to live in their bubble and I prefer to live in the poverty of El Velodromo in a house, rather than apartment, that actually has a small garden.
In terms of investment potential, certainly El Poblado was the best place to buy up until recently, mainly due to a market fueled by foreigners who, relative to back home, felt El Poblado was still relatively cheap. Not so sure now with the global economic crisis which may hit Colombia badly. If I was searching for property at this moment for both investment potential and quality of life, I would go along with Sabaneta, perhaps parts of Envigado but I would also look just outside of Medellin where the transport system is being developed to provide easier access to Medellin itself. Look Metro, Metro Cable and Metro Plus.

well, well, well.....where to live in medallo. now that's about as personal as it gets. i lived in poblado for years. parts of it are great (las palmas) now, most of the rest of it sucks. there's a part of poblado, few know or have ever seen. it's called manila. had a property there for years as well. it's quiet, neighborly and much less expensive than the area east of oriental, (ave poblado). manila is below the police station and is comfortable and secure. to the area east, and south of exito is good. and a lot cheaper.

also on the south side of ave. oriental, south of centro villa nueva (la couria) is an area called prado. nice, old homes, very reasonably priced. safe and easy in and out to where ever. big homes.

my opinion is sabaneta is pueblo like and is a little expensive and moving upward. lots of condos going in. however, it's the closest in pueblo there is. some good deals on the back side towards envigado.

for me, itagui, belin and areas on the west side are just not my cup of tea. have family over there, but it's always been alien. and belin....DAS landia. enough said.

again, in poblado, if you go up behind the egliasia de la divina euchiristia...up at the top of the creek, the area up behind there is also nice. old homes and private...of course more expensive. in envigado and between envigado and poblado there are numerous enclaves that are nice. you need to know what exactly you're looking for. if you pm me, i'll try and be a little more specific.

belen malibu (estrato 5) near la unidad deportiva de belen (site of 2010 panamerican games), a stones throw from Bodytech Laureles and a 5 minute walk from Unicentro/Exito. Close to La 33, La 30 (metroplus route), La 70, Universidad UPB, Univ. de Medellin, and good access to freeways. Is near geographical center of Medellin. 15 minutes to parque lleras, 10 minutes to Centro, near everything.

once in a hak with the mrs going to visit some friends in laureles around the belen way from envigado, it was about dark-thirty and raining and some drunk steps right out in front of our taxi and slam, bump, bang, thud....dead over the top of the car and run over by the following car. not nice.

They are having financial problems at the moment and you could lose your total investment/money. This is currently happening in Sabaneta with a very large developer. I could mention the company name, but I don't want or need problems. I know of two foreigners here in Sabaneta dealing with this situation at the moment.

Being the largest and most successful company in an area doesn't guarantee financial security for the buyer. The company offers substantial discounts if you pay 100% in advance and don't mind waiting for a period of time. In the end you might receive nothing in return.

I'm not sure if this is happening in other areas, but investigate before making the deposit.

Its all good! Just dont live on the edge of a 2 strata. You would be highly increasing your chances of experiencing violent crimes. Gringos who visit low district numbers are ok, however if you live in something too low your just running higher chances of getting mugged, beaten, shot.

How is that for a sales pitch?

Seriously you can save alot with a strata 4 and still be in a pretty safe neighborhood.
