Apartment for Rent in Sabaneta (Medellin), Colombia

A friend of mine is renting his fully furnished apartment in Sabaneta for $650 a month. It comes complete with DirectTV and all the amenities plus a new washer and dryer. Sabaneta is kind of a suburb of Medellin. Lots of salsa going on during the week and a few really good discos. I have posted a number of pics on Flicker.com of Sabaneta and his apartment. He does not want to rent short time. It is basically a one bedroom apartment and the real drawback for some is you have to walk up the stairs to get to it. ....when I was apartment hunting a few months ago I saw beautiful one bed-room apts in Laureles for 800,000............in spanking new buildings with doormen and elevators and all in really nice locations.................
I ended up taking a place with swimming pool, sauna, steam room,gym, incredable security.......absolutely fantastic views.............3 bedroom........maid quarters........for 850,000...........

Granted..................what I looked at and what I ended up taking were all un-furnished..............but..........SABANETA....walk up....one bedroom for $650....
Maybe I am mis-understanding you.......is that $650 US or 650,000 pesos...??

I always surprises me whenever I see apartments for rent in Latin Country going for the same cost, if not more, than back in the states.

Especially, when it is difficult to find employement to cover the rent alone in said countries.

I found a 4 bedroom house, 4 baths, two levels,with sundeck and balcony in Itaqui for $300. It was up to gringo standards, regarding appliances, flat screen tv mounted on the wall and great area.

There are some other things to consider here; it is very hard for a gringo to walk into MDE and rent an apartment. I look sane, act sane, (well,most of the time), and am mature. I became so angry at trying to find an apartment in MDE that I packed up and moved to Bogota. No one would rent to me and i was willing to pay the whole years lease up front.

I can't fault a man for trying to get higher up on the food chain, but I would have jumped on this apt. he's not asking for a lease either, at least I don't think.

Gringoloid is on the mark. If some you didn't personally get screwed around in your apartment search, count yourself lucky. You're in the minority, most gringos have a hard time.

Once you count utilities, the difference is not that much. In estrato 5 and 6, services would be 200k to 300k I would guess. That 1.3 million in the original post is with utilities included, surely.

Remember that a large % of gringos want to rent furnished, don't want a long lease and don't have co-signers ready to go. This limits your options greatly.

Medellin Traveler...no offense my friend but you could not PAY me to live in Itiqui...no way Jose.... First, this apartment comes with DirectTV and a few special packages including NFL. It also has internet, a washing machine and a dryer. Everything is paid. You just walk in with your suitcase and rent it. The guy who owns it is a friend of mine and is a really good guy. No lease to sign. Just pay up front. There is a gym nearby you can use for 13 mil a month. The pool is 2 mil a day. It's not for everybody and I know lots of guys are looking for a deal. Hell I rented my place for only $610,000 a month unfurnished. Now that I am leaving I have to sell everything. I am likely going to have to leave allot of stuff in my apartment when I leave. Anyway, his apartment may be good for some not all. I uploaded pics of the pool and the gym which is about 3 blocks from the apartment. I go this gym all the time. I had an expensive membership at Platinum Fitness but did not finish my time there. Pollution from the smoke stack (factory), made it hard to breath during my workouts. This gym is around $6 USD a month and I like it better. Many people who live here consider Sabaneta the safest town in Colombia.

And they had to all go to a Notary and have their signature witnessed and have their thumb printed...what a bloody time that was. And these people signing had to prove they had property and an income! Yes you can find a deal but you better know Spanish or have a friend that help you. To be honest I would not rent out my apartment for this amount to a stranger. Anyway, like I mentioned before it may suit someone but not all.

You're right Lostgringo. I was joking a bit but it is all stressed up more because you're a stranger and not Colombian. And that apartment in Sabaneta has got an almost right price with furniture and utilities paid. A first price is for bargain a bit, anyway. Of course, it is not Itaguì...
Anyway, I still do not understand why even put an advice here. If one want to rent an apartment, it is much better to go to an agency and let them do the work.

I only talked about weight training in a few posts. I posted a few pics as a joke. Now, people keep bringing it up. A lot of ignorant people associate weight training with steroids. There is no reason to take steroids unless you are a professional bodybuilder. I basically weight train so i don't end up a fat fok.

To put things into perspective, my apartment in the centre of Montreal is bigger, and 600$. When I was in Medellin (BelenFatima by pueblito paisa) I stayed in an apartment with my family that cost $200/month, in one of the best areas in Medellin. I hope that the OP finds someone for the apartment, but it does seem a tad on the expensive side.

I have had so many close calls and almost got caught a few times. One Saturday night I was all spruced up and ready go out and party. My girl's father drove up on me asked me where I was going? He ended up giving me a ride back to my apartment. Imagine if I was with a girl...LOL. I don't want anymore relationships in Colombia. I'm better off going to the coast with Elmo and sticking to the formula: chicharrons, chicas and booze. You have to keep it simple when you are in Colombia

What's wrong with Itagui? I spent lots of time exploring several areas and found a great neighborhood that I would have no problem living in when in Medellin. The block was lined with new homes built by Paisas in the states sending money back home. I met several of them and they told me that this is were they plan to retire.

As far as your friend's apartment is concernend. I do hope he finds a renter. Do you have any pics of the neighborhood?

I received an email the other day from someone asking if I knew of an apartment available in MDE for at least 6 months.

GIB you are absolutely right about short stays and so on. Renting long time at those prices would not a good thing to do. But short time it beats living in a hotel room. You know and I know that the cost to rent here for Gringos is high on average. But hey check out the hotel accommodations. They are absolutely crazy. If we put it in perspective you are only paying $22 a day for this place. Not a bad deal considering what comes with it. Personally I wouldn't hesitate renting this place if I were looking for something else. I paid allot more than this for an apartment in Canada and got allot less. Yes I know it's Colombia. You know yourself and have admitted it GIB that you go a sweet deal where you are now. Morph and Robi go play somewhere else or kiss and make up.

this apartment fits how i want to live..i picked the lacation..facing a river, so there is some privacy yet your in the barrio.. located in a small walking town,,as quaint and safe as anyplace in medellin,, at the foothills, in 5 minutes your walking out of the town..i designed the interior of the apartment for me and it has been perfect..i furnished it with quality furniture..i do not like elevators,,walking the 4 flights of stairs several times a day, i consider a plus,,not having full time security, i consider a plus..it's not just a one bedroom for $650..however if that is all a person sees,,then for sure,,it's expensive..however..like anything else..prices can be negotiated,,,and i do want a comittment ..thanks for the interest......bill eskew

If everyone took your advice then many of people visiting Colombia could only rent a Hotel room. If Bill's place was a hotel room (hard to visualize), but if it was can you think of how much they would charge to rent it? This type of rental is just another venue like Bread and Breakifast places...I am sure you wouldn't suggest they should also go through agencies too? Anyway, like I have said before, Bill's place may not be for everyone but it may be ideal for someone. Right here I know of places for rent over $1,000 a month unfurnished that are rented through an agency.

From a landlord's point of view, I am not going to rent to anyone who cannot do it from an agency, no matter the reasons. The agency makes its work and I pay 8%.

I am just saying that it is not worth the hassle to publish it here on PBH. People here don't know the market and are just ready to jump on anyone, damaging your business.

Yes, there are MANY unfurnished places rented well over 1000 USD. And, yes, I think Bill's place is put out at reasonable value, and of course, the price is to negotiate.

Give the guy a break he offered an apartment, that, for short term aint that bad. A hostel in Medellin - HOSTEL not hotel - costs 50,000 a night , 25 usd. That was without private bathroom and have to live around noisy drug taking skanky backpackers. 25 x 30 = 750 USD a month. I asked for a discount for a 2 week period and not much was offered. Add onto that washing, 10,000 a load and this apartment starts looking quite attractive price wise.

I have seen the apartment (90% sure if its the same one lost??) and it is very very nice! Try the aparthotels in Bogota to compare - 170,000 a night. In addition, lostgringo is a decent guy who wont screw you over!!

My experiences finding people on PBH has been fantastic,

I found a sublet at cost from a PBHer, when I first moved to Medellin.

After using the above agency for a month, I then found an apartment with the help of a guy I met on PBH. I also shared with a different guy I met off this forum.

Then when I moved, I listed my place here, and sublet it at cost to someone from the forum.

All these people have been trustworthy and good faith people, and it's been done with a minimum of contracts and runaround.

I was a bit nervous about people sniping from the sidelines when I listed my place... was surprised how effective it was for me. Other people have not been so lucky, I acknowledge.

Yeah, fathers of girls in Latin America can be bastards. One berated me for not having her call him at 9pm. I told her 5 times to call him at 9 pm and she said she didn't need to, after insisting I just gave up. In the car ride on the way home, having just met him, he gave me an earful, literally trying to discipline me. I guess she was only 17 so he was still very protective of her. They then lightened the mood by making fun of the way I said 'naranja' and various other difficult-to-pronunciate Spanish words.
